Don’t forget the cost of buying the property/land as well

"Work on the pitches will be completed in the summer with completion due for the start of the next season."

So looks like they'll be using the training pitches next season at least. My guess is that admin bits will be last to complete so they might be using gyms and other players' facilities sometime next during season.
