Guessing the eco friendly stuff including wildlife pond are all part of construction requirements to make planning permission go through smoothly? Apart from making place look and feel good.

Yes heavy eco requirements with virtually every planning application.
If you want to stymie any planning application get yourself some crested newts and a few bats.

Can't comment too much on the wildlife requirements but from a construction POV it is principally driven by Part L of the building regs but other approved documents will also have influence.
